Square One's Property Team advises Marrico on £46m room2 Hometel forward funding in Leeds Centre

Marrico and their joint venture partner Helios Real Estate have secured £46m forward funding from Aberdeen Investments for a new room2 hometel as part of the Lisbon Street development in Leeds City Centre.

The 16-storey scheme being built by Caddick as main contractor on the site of the former Leeds International Swimming Pool will consist of 200 hotel rooms including studio and suite accommodation for both short and long stay guests. Lamington Group will be the operator of the premises under its room2 hometel brand.

The project will also consist of a café and bar under the Winnie’s brand, alongside meeting and events space, a gym, laundry facilities and retail concessions.

Designed by DLA Architecture, the building will be truly sustainable development, being fully electric and powered by renewable energy.

Construction is scheduled to begin in May 2026 with a targeted completion of Spring 2028.
